Our New Service

Easy Storage Solutions has expanded our additional services to include state-specific agreements and documents for self-storage facility owners. We make it easy for your facility to gain access to storage agreements, title property addendum, insurance addendum, late and lien notices, and updates. Your agreements and documentation are some of the most important parts of your facility, they affect tenants and protect you from potential issues.

We are Now Offering:

Storage Agreements

A storage agreement outlines the arrangement between your facility and the tenant. Each state has different laws and requirements. This agreement is also known as a rental agreement, lease, or rental contract

Title Property Addendum

Most storage agreements are written for the storage of personal property. If your facility allows storage of vehicles or boats, a title property addendum will help address liabilities for these items.

Insurance Addendum

An insurance addendum ensures your occupants are storing their property at their own risk. This will give the tenant the option to obtain their own insurance or personally assume the risk of loss and/or damage.

Late & Lien Notice

Also known as a default notice, storage facilities need to provide a late/lien notice following a tenant’s default. In some states, owners need to send multiple notices. We provide state-specific notices.

Updates

As laws and regulations are ever-changing, keep peace of mind knowing your documents are up to date. With the option to buy a one-time bundle or a monthly subscription, decide what works best for your facility.

Lease Agreement Basics

As an owner or manager of a self-storage facility, it falls on you to know what needs to be included in your documentation. But also to have an understanding of what the legal verbiage means so you can explain it to buyers and tenants. Let’s start with the basics of what you need to include in your lease agreement.

Outlining Payments

It's no surprise to any business professional that you need to clearly state the cost of the rental, payment due dates, and if applicable, security deposit. You want to make sure that you're getting paid the correct amount for the correct unit size. Also, in the worst-case scenario, what should your contract have if your tenant is late or doesn’t pay? Are there late fees involved? Does your state have requirements around late and lien notices if payments stop?

Uses and Rules of the Unit

You will want to provide a section in your agreement to clearly state what tenants can store and perhaps put a limit of value on stored items. This information will vary based on how big your facility is and the unit size. You also might offer tenant protection or insurance that outlines some of the information regarding the limit of value.

What about cleanliness? A common one in the self-storage industry is storing a vehicle and move-out requirements. Some things to consider are:

  • If storing a vehicle, is the tenant required to have a drip pan?
  • Should you outline items that tenants can’t store that could damage or stain your facility?
  • What are you going to require the tenant to do upon move out Sweep, change light bulbs, etc.? Clearly outline your move out process.

Next, let's discuss legal jargon. Often, contracts and notices use legal jargon that can be confusing. Especially when you don’t fully understand what it means. It is important to understand legal jargon so you can explain the information to your tenants. And so you know how the contract is protecting your business. Take the time to look up the basics of legal jargon, to better understand what is in your contracts and agreements.

With a better understanding of your agreement and other documents, you can better protect your facility and tenants. Get started today with Easy Storage Solutions’ Storage Agreements and Documents Service.
